Restrictions
Understanding restriction types and how they are structured.
What are restrictions?
Restrictions are rules extracted from HOA documents that govern what property owners can and cannot do. Each restriction is stored as a restriction fact with a type, structured value, and source citation.
Common restriction types

rental_restriction | Minimum lease term of 12 months |
architectural_control | All exterior modifications require ARB approval |
pet_restriction | Maximum of 2 pets, no livestock |
parking_restriction | No RV parking in driveways |
landscaping_requirement | Front yard must be maintained with living plants |
noise_restriction | Quiet hours from 10 PM to 7 AM |
commercial_use | No commercial activity in residential lots |
fencing | Fences must not exceed 6 feet in height |
signage | No signs except one "For Sale" sign per lot |
Restriction structure

- fact_type — The category of restriction (text)
- fact_value — Structured data specific to the restriction type (JSON)
- confidence — How sure we are that we read the rule correctly (0-1)
- citation — Where in the source document this was found
