API docs

Overview

Look up the recorded HOA rules for a parcel from your own software.

What the API does

Setback reads the covenants recorded against a property. These are declarations, subdivision covenants, and their amendments. The API gives you each rule as structured data, with the page it came from.

See coverage for the counties Setback reads today, and the ones that come next.

How we read a property

  1. We pull the recorded documents from the county recorder's index.
  2. We read every page. When a scan is too faint to read with confidence, we mark the rule uncertain.
  3. You query the rules by parcel, HOA, document, or rule type.

Who uses it

Title officers, agents, lenders, and investors who screen many parcels. API access is coming soon to the Pro plan. See pricing.
