CC&R summaries for agents, title and lenders
Published October 19, 2026. Updated October 30, 2026.
How do agents and title examiners get the recorded covenants for a parcel?
Setback lists every recorded declaration, covenant and amendment that binds a parcel, with the recording number and date, and shows each rule in plain English with the clause it came from. An agent can answer a client's question in minutes; an examiner can confirm the chain of covenants before pulling the images. Setback fits when the parcel sits in a covered county. It does not replace a title search, a legal opinion, or the association's unrecorded rules.
As of October 30, 2026: 2 counties covered, 1,260 recorded covenants read, 23,608 rules, 13,652 parcels. Updated every night.
What you get
- The list of recorded instruments on the parcel: declarations, covenants and amendments, with recording numbers and dates.
- Each rule in plain English, with the quoted clause and the page, ready to share with a client.
- Shareable report links on the Pro plan, so a client can read the same report.
- Batch screening and API access on the Pro plan for a book of files.
What the report shows
The report lists every covenant document recorded against the parcel, with instrument number, recording date and document type, in the order they were recorded. It is the same chain a title examiner builds by hand from the recorder's index, read once and kept current every night.
Each rule is one row: the subject, the rule in plain English, and the sentence quoted from the recorded page with its page number. The quote is the recorded wording, not a paraphrase, so a disclosure or a summary can cite it. A rule the scan was too faint to read with confidence is marked uncertain and left out of the count.
The preview shows the documents on record and the first three rules with no account, which is enough to confirm coverage on a parcel. A Base or Pro plan opens every rule. On Pro, a CSV of parcel numbers returns a summary for each, a report can be shared by link with a client, and the API serves the same data to your own systems.
Setback reads recorded private covenants only. It does not replace a title search, a resale certificate, or the association's current rules and fee schedule, which are not in the public record.
How it works
- Search the parcel by address or parcel number. Open the search
- Read the recorded instruments and the rules in the report.
- Share the report with the client, or pull the data for many parcels at once on the Pro plan.

Questions
- Do you show recording numbers?
- Yes. Each document on a parcel carries its recording number and date from the county recorder.
- Can I share a report with a client?
- Yes, on the Pro plan. A share link opens the report without an account.
- Do you cover every subdivision in a covered county?
- No. We cover the parcels whose recorded covenants we have read and linked. The coverage page shows the counts, and the map shows which parcels are covered.
- Does this replace a title search?
- No. Setback reads covenant-type recordings. A title search covers liens, easements and the chain of title.
- Can my team use one account?
- Each plan is for one person. For a team, use the contact page.
