The house comes with rules. Read them before you sign.

Most HOA homes carry covenants recorded decades ago. Setback reads them and tells you what they say in plain English, with the page each rule came from.

How Setback reads a property

  1. 1

    We pull the recorded documents

The county recorder keeps every declaration, amendment, and plat. We find the ones that apply to your lot.

  2. 2

    We read every page

That includes typed pages from 1967. When a scan is too faint to read with confidence, we say so and do not guess.

  3. 3

You get the rules in plain English

Each rule sits next to the original wording and its page number, so you can check it yourself.

Every county we cover, read closely.

We read every page of every covenant before a county goes live. These are the real counts.
